Along the Fox River in downtown Aurora, Eastbank Apartments is bringing new life to the riverfront with 258 modern residences designed to connect residents to the water and trails just outside their door.

‍

Encore was tasked with constructing a new five-story residential building at 100 North Broadway, totaling 343,421 square feet. The scope included 258 apartment units built above and below a precast concrete podium, with a full-height precast parking garage delivering over 300 stalls. Working around the podium and garage structure while still delivering a contemporary brick and panel façade with river-facing balconies took precision and coordination. Add in landscaped outdoor space, a pool deck, and site work tying the building into the riverfront and trail network, and the result is a development that feels like it belongs on the water, not just next to it.

Having that natural flow from the front of the building down to the riverbank was important to what we were trying to do with the design.

Gregory Klosowski, Partner at Pappageorge Haymes Partners, shares how the design of Residences at Eastbank is rooted in connection.

The building’s wrap-style embraces a central open-air courtyard, which serves as the project’s defining feature. Opening toward the Fox River, the courtyard creates a strong visual and physical link between residents and the natural landscape, integrating the development into the fabric of downtown Aurora.
